Residential Sales

#1 Priority – To Sell Your Property - We offer a comprehensive database for both Vendor & Applicant, Competitive commission rates & a team dedicated to results, ready to help from initial enquiry, producing a valuation, marketing & selling your home, to exchange & completion.


Residential Lettings

Tenant find only - 10% inclusive of VAT of agreed rental

  • Market property on all major property portals, including Rightmove, Zoopla & OnTheMarket.
  • Carryout accompanied viewings
  • Obtain relevant personal and financial references in connection with each tenant party.
  • Draw up tenancy agreement.
  • Hand over keys to tenants & advise the in going tenant(s) of the procedure for registering
  • with the appropriate services (where applicable) into the tenant's name for supply during the tenancy period.
  • Collect one month’s rent in advance, together with a security deposit

Rent Collection & Point of Contact Service - 12% inclusive of VAT of agreed rental

Includes everything within our tenant find only service plus:

  • Collect rent on behalf of landlord(s) then prepare and provide monthly rental statements.
  • Pursue non-payment of rent
  • To provide a “point of contact” service to the tenant on behalf of our landlord. The tenant will notify James Hayward with any day to day management matters, including minor repairs and James Hayward in turn will notify the landlord via email.

Fully Managed Service - 14% inclusive of VAT of agreed rental

Includes everything within our tenant find only service & Rent Collection / Point of Contact Service plus:

  • Provide Landlord Legal Expenses & Rent Guarantee Insurance from the start of the tenancy (terms & conditions apply).
  • Undertake two routine visits per annum and notify the outcome to the landlord.
  • Provide a professional check-in inventory service

#1 Priority – Maximum Exposure - All properties entrusted to James Hayward, following a valuation, receive maximum exposure through the Internet & on Social Media, including our own website (powered by Expert Agent), Rightmove.co.uk, Zoopla.co.uk,PrimeLocation.com, globrix.com, Nethouseprices.com, Twitter & Facebook, to name a few. Advertising is undertaken with local editorials when appropriate.

Property particulars are produced in full colour and of course are also displayed in our office window.

Applicants wishing to buy or rent are updated regularly with suitable properties and sent a weekly email with our latest additions.
